Are these MLS deals or off-market?

100% off-market. FCHS acquires direct from sellers — most are inherited estates, absentee owners, or homes that came off the MLS unsold. You won't find these on Zillow, Redfin, or the public market.

How fast do deals usually move?

Most go under contract from the buyer's list within 48–72 hours of going live. Signed-up buyers get a head start over anyone arriving via search. Cash-ready buyers with POF tend to lock first.

Do I have to be a cash buyer?

No. We work with cash buyers, hard-money / private-lender buyers, and conventionally financed investors. Cash typically gets first call because we close in 7–14 days, but financed buyers do regularly land deals on longer escrows.

What does it cost to be on the list?

What information do I unlock on each deal?

Where do you buy?

All of Southern California — primarily Orange County, LA County, and the Inland Empire (Riverside & San Bernardino). Some deals in San Diego and Ventura too. If you're buying outside SoCal, we're not the right fit.
